Property Listing Pre-Shoot Checklist

The photoshoot is the first, and most important, showing of the property!

The photoshoot session should be treated as the very first showing of the property.  To ensure that everything is presented in its best condition, it’s crucial that there are no pets or occupants present during the photoshoot. This allows the realtor and photographer to work together seamlessly, creating the most effective marketing materials for the property in an efficient manor without interruptions.  High-quality media is essential in capturing potential buyers' interest and making a strong first impression.  In addition, this is your chance to show the level service that you provide as a real estate professional.  This is where you build your brand. 

 

 

  1. Complete All Preparations Early:

    • Deadline: Ensure that all cleaning, repairs, and staging are fully completed at least two-three days before the scheduled photoshoot.

    • Do not schedule any other services, such as lawn care, contractors, inspectors, or deliveries, on the day of the photoshoot. These activities can cause delays and disrupt the photographer's ability to capture the property at its best.

    • Why: Completing preparations early helps to avoid any last-minute changes or disruptions that could interfere with the photoshoot schedule, ensuring that marketing efforts proceed without delays.

  2. Declutter the Entire Home:

    • Remove personal items, unnecessary decor, and excess furniture.

    • Clear countertops, tabletops, and open spaces.

  3. Deep Clean the Home:

    • Clean all floors, windows, mirrors, and surfaces.

    • Dust all furniture and light fixtures.

  4. Exterior Preparation:

    • Mow the lawn, trim bushes, and clean up any debris.

    • Arrange outdoor furniture neatly, clean any surfaces, and remove unnecessary items.

    • Sweep the entryway, clean the front door, and remove any clutter.

  5. Depersonalize the Space:

    • Remove family photos, personal items, and memorabilia to create a neutral environment.

  6. Safety and Pet Arrangements:

    • Secure all pets or arrange for them to be off-site during the shoot.

  7. Lighting and Repairs:

    • Replace any burnt-out light bulbs and ensure all lighting is consistent.

    • Complete any minor repairs (e.g., fixing loose doorknobs, patching holes).

 

Organize Specific Areas:

    • Kitchen: Clear counters, clean appliances, and organize cabinets.

    • Bedrooms: Make beds with clean, neutral bedding, and declutter nightstands and dressers.

    • Bathrooms: Clear counters, hang fresh towels, and clean mirrors, sinks, and faucets.

    • Dining Area: Set the table with neutral dishware and add a simple centerpiece.

    • Home Office: Clear desks of papers and personal items; arrange office equipment neatly.

    • Laundry Room: Clear surfaces, remove laundry, and close appliance doors.

    • Garage (if applicable): Organize and remove clutter, sweep the floor.

Final Touches:

    • Consider a light air freshener or neutral scent to create a welcoming atmosphere.

    • Ensure all areas, including closets and storage spaces, are tidy and well-organized.

 

Day of the Shoot

  1. Final Cleaning and Touch-Ups:

    • Do a quick sweep of all areas to ensure they are clean.

    • Make sure all surfaces are dust-free and polished.

  2. Open All Curtains and Blinds:

    • Allow natural light to fill the rooms by opening all curtains and blinds.

  3. Lighting:

    • Turn on all lights, including lamps and accent lighting, to brighten the home. Double check that all bulbs are working and same color in each room.

  4. Hide Trash Cans:

    • Remove any visible trash cans or place them out of sight.

  5. Temperature Control:

    • Set the home to a comfortable temperature to create a pleasant atmosphere.

  6. Vehicles:

    • Ensure no vehicles are parked in the driveway or directly in front of the house.

  7. Final Walkthrough:

    • Do a last-minute walkthrough to check for any items out of place or potential distractions.

    • Ensure all rooms are staged exactly as planned and ready for the photographer.

  8. Secure Pets:

    • Ensure all pets are removed from the property. Pets should not be present during the shoot to avoid interruptions.

  9. Unoccupied Property:

    • For the best results, once you have done a final walkthrough of the property, it is time for all occupants and pets to leave for the instructed amount of time, depending on the services that were ordered.
